本人沒有澳洲藉,香港人想在Melbourne werribee 買townhouse 投資, budget around 300-325k AUD。 放長租, 点睇?

My wife's relatives live in pointcook. I really like that area, but my budget is too low to get anything at point cook.  Instead I look at werribee south 2 bedrooms townhouse  which costs around 320K.  I have a few questions to ask
1) How much rental return should I look at ? 2) how easy to rent ? 3) if I decide to full pay it, what property tax should I have to pay annually ? 4) Is it difficult to get a FIRB, any agent will do it for me ?

Thank you How easy to sell it after a few years ?you just said there is lots of land in werribee south. Why do you think the property will rise in this area compared to last year ? Good neighborhood ? Good schools nearby ? What do you think ? Who will get a second handed townhouse when the supply is plenty.  Sorry for having lots of questions !
