因為之前澳洲地産投資帖近日已不能留言,樓主亦失蹤多時,小弟就此開這澳洲物業投資帖給大家一個集中地點討論澳洲地産。
簡短自我介紹,小弟居住及投資墨爾本樓房物業超過二十年,對house, townhouse, unit, apartment都有買賣經驗,但並非就業於地産行業,所以請不要叫我介紹什麼agent或物業項目或任何有關商業資料。謝大家。
澳洲同香港唔同,因地方大亦不是由幾間大代理攞了大部份的盤,如果你只看某代理web site,你只能看到市場上少於10%的盤,一般我地本地人係去一兩個主要地産聯合web site,市場上不論誰是代理大部份盤都會放上去,到時你找到那個合適盤就會show 出由那個agent代理。。。

Hi all,
I am also interested in buying a property in Australia, primarily considering Sydney or Melbourne. I spent few years in Sydney so i am more familiar with the Sydney suburbs, yet the property prices are too expensive. Melbourne is slightly less expensive and more affordable in terms of buying a townhouse at a decent eastern suburbs (such as Ringwood, Donvale etc). I am looking to buy a townhouse for medium to long term investment and may consider to use it for my retirement one day.

I experienced for my apartment is only 60% mortgage and unvaluation.
Also, the purchased apartment is more expensive than the others asking in the market currently.

Finally, investment $ is increased from HK$0.5M to HK$1.45M for a 2-bedrooms apartment.....
Lastly, poor performance of AA let me have a bad image to the first deal in Australia. It is supposed to resolve the problem may be raised for me.

Thanks for the reply, I can only blame myself, the agent whom I knew for a long time, didn't really give me all the facts, she told me it's easy to get mortgage and has assured me I will surely get 70% LTV ratio.
I really like the apartment though, it kind of represents everything I want for a home and while I couldn't get any of these in Hong Kong here, hence it has such a huge magnetic effect to me
I really like Melbourne too, this place is amazing. I will update you all here regarding the final LTV ratio I can get, but maybe under a much more lower valuation I guess.
Anyhow, I still see it as an exciting thing to own a property in Melbourne, such a beautiful place

Melbourne CBD全新apartment樓價過高,供應過剩我提過好多次,一買就坐艇三五年並不為奇,但租出方面就一定有客,視乎租金而已,

My wife's relatives live in pointcook. I really like that area, but my budget is too low to get anything at point cook. Instead I look at werribee south 2 bedrooms townhouse which costs around 320K. I have a few questions to ask
1) How much rental return should I look at ? 2) how easy to rent ? 3) if I decide to full pay it, what property tax should I have to pay annually ? 4) Is it difficult to get a FIRB, any agent will do it for me ?

Thank you How easy to sell it after a few years ?you just said there is lots of land in werribee south. Why do you think the property will rise in this area compared to last year ? Good neighborhood ? Good schools nearby ? What do you think ? Who will get a second handed townhouse when the supply is plenty. Sorry for having lots of questions !
